Practical Information and Conditions
The Deposit is 200,00 € payable at signing of the Rental Agreement
There is no refund of Deposit in case the keys are missing or stolen.
The Refund of Deposit takes place within 2 weeks of return upon satisfactory inspection of the condominium.
Rental Cost must be paid in full 8 weeks prior to occupancy. If you pay less than 8 weeks before occupancy, then the Deposit, the Rental Amount and the Security Deposit is due at the time of signing the Rental Agreement.

1 to 2 weeks before the Rental period, the renter shall get the address and directions to the Bella Piazza resort.
In accordance with Florida State Law, all persons that stay in the condominium must register (Full name, address and age). Please also note that changes in the list of occupying persons must be submitted to the owner and that it is not permitted to house more persons on the premises than contractually agreed upon.

Cancellations
If Renter cancels more than 8 weeks prior to rental period, he will be refunded the deposit less a 80,00 € fee. If a cancellation takes place less than 6 weeks prior to rental period, renter must pay the rental cost in full.
All cancellations must be in writing (e-mail or physical address, see below). Cancellations are counted from the date it is received by owner.

Arrival and Departure
Unless otherwise agreed upon, Saturday is the day of departure and arrival. The premises must be vacated by 10:00AM by the departing renters. Arriving renters will take occupancy after 4:00PM.

Liabilities and Claims
The renter will accept responsibility for all items belonging to the condominium. He is obligated to replace any and all damages caused by him during his stay. The renter is further obligated to inform the owner immediately in case any damage occurs during the renter's stay.

Mistakes, shortages and complaints
Complaints regarding mistakes and shortages concerning the condominium must be communicated to the owner immediately. The owner will try to remedy the situation as quickly as possible. The renter can not make any legal claims regarding unexpected disturbances, damages and other unfortunate occurrences. This pertains to all sanitary and plumbing installations as well. All complaints must take place during the rental period. In case of an emergency, you can contact the owner day and night.

Force Majeure (Acts of God)
No claim can be filed against the owner in case any event takes place that is beyond the control of the owner. That is, any event that makes it impossible to execute the Rental Agreement due to natural disasters, extreme weather conditions, acts of war, labor strikes, civil unrest etc.
The owner is, in such cases, not liable for any interruption or non-execution of the intended Rental Agreement.

Smoking
This condominium is internally a non-smoking facility. Smoking is to be confined to the covered balcony or any of the outside areas.

Expectancy of considerate behavior
Since the condominium is situated in a populated area, we ask you to show proper consideration for the other guests in the resort and other surrounding facilities by exhibiting courteous behavior, avoiding noisy behavior and loud music.
It should also be noted that naked or topless sunbathing is prohibited.
